thats how the front looks in the spring.
In the Summer you can't see the dirt for all the colour and flowers

I won't know anyhting until it sells. So who knows.
If I can hold out for another year.....perfect!
A year to downsize....to plan.

My original plan has always been to stay in this house until Charlotte was a teen and didn't use the yard as much. Cause I realize a single income...especiallymine...is not gonna get a mortgagethat can afford anything with much of a yard.
The rent being what it is made it an easy choice.
After Thrusday and I have my appointment at least then I have taken a step. I'll probably go to a broker I know here in town and see what he can do for me.
It'll be okay.
I'm over the worst of it. Just trying to lift the roots now. They are pretty deep.
Everything works out.

Looking at it as an adventure now.
I'm shopping!!!

If you get another year, that would be great, but if you don't, I have a feeling that this will be a good change for you both. I know your roots run deep there, but if there is one thing I have learned, its that nothing is for certain, especially when you rent. (((hugs)))

I don't get this "another year"It's a duplex so it will sell and probably as an investment. They will let you stay or give you notice. Either way your rent will go up. Significantly. That will make it really hard to pay down debt and save. I think you should down size. now. Get the cheapest smallest thing and start putting money away, even pick up a second job. It is going to be hard and suck, but right now it is a tough market and you need a significant down payment to make a dent in your monthly payments. You are tough I think you can do it but it gonna take a lot of nose to the grindstone.-steph

so the rent goes up.....

If I move it would be comparable rent anyhow. Have you looked in the paper.....so i might as well stay.
Down payment isn't the issue. Its how much I will be approved for for a mortgage. And how much all the taxes and crap will cost me after each month

there are pros and cons either way. with renting, if there are major maintenance and repair costs, not your problem. with owning, it all up to you, BUT you aren't likely to up and sell it out from under yourself. you can grow your roots deep.
the likeliness of finding a place that is close to work, where you can have your garden and be able to afford it, and not have to worry about the neighborhood when C goes out to play, well lets just say... not all that likely. most likely, in order to afford somewhere that is good for C, and that you can afford, you will have to expand your zone.
But, you never know what you could find. If you don't look, and don't try, you certainly won't find it. If you do, and things don't pan out, at least you gave it a shot and you will have a better understanding of how things work when you are ready and can make it happen.

i was talking about trying to find a place to buy there... i realize i just babbled on but i was meaning that in reference to purchasing your own place.
No one needs to tell you about renting... you know the ropes there. =)

well.......
jsut in the part where trying to find a 2 bdrm I can afford taht will accept pets......
plus where Charlotte can get outside, if its a basement suite, and be allowed to use the yard.
an aprtment is a no go.
but a condo/townhouse might work.
once again...do they accept pets?
so if I can afford to stay here its the best oprion yet.
That room is downstairs. Once Nanny leaves I could get a homestay from the college.
Buying....
