I Shit & Stomped in It!

Well...here I am.
In true Kristi fashion I got my ducks in a row as soon as I could!

Our home is going to sell.
Its a duplex. So anyone that buys will be buying for an investment. Be that either to continue renting or tear it down and build new. its a huge lot with greenspace behind.
So my rent might go up. Thats not the end of the world.
Having to move .......would be.
So I am going to set up an appointment with my credit union and get pre-approved for a mortgage. See where I stand.
If God is smiling on me I can stay here another year and Mountain and I will buy together Next spring.
I've been on the phone with my brother getting information.
I cried all last night and this morning in Mountains arms.
Spent a few hours outside staring at my bulbs that are continually coming up.
My garden that I've poured my heart into for the last 5 years.
The dirt that i've worked with my hands.
The plants that I moved from our last house when it sold.
The plants that I got from Muck cause she couldn't take them with her.
Charlotte was out today in the Blackberries. Playing. Cutting. Exploring.

This is our Home.

But yes Ladies....everything happens for a reason.
We will be okay.
Mountain has done what he can on his White horse.
keep your fingers and toes crossed that we can stay another year. Otherwise I am looking at trying to buy a 'something' on my own right now. And lets face it.....thats going to be tough.

So no more effort into my garden.
Whatever is there is there. I just weed and maintain.
Charlotte's space.....
Its jsut so heartbreaking.
*sigh*
Life does go on.
any Helpful house/townhouse buying tips will be welcomed

What ever you find that works for you guys..will be home no matter what. And best of all it's yours!!!!And if it comes time...then you and Mountain can buy something else together...but in the meantime you'll have made some profit on this place!
It's all very GOOD! And you deserve it!

I am really pulling for the extra year here.

After some studying on the internet using MLS and the mortgage estimator....1200 a month is what I am looking at.

Unless I go condo....and theres not a lot of space in those or yard and the resale is not great either. Even then the mortgage will be high and then I don't have room t take in a boarder.

I'm just sick

talk to liz. she should have some good advice on first time home buying.

the only advice I would give is that you need to shop around for mortgages. Definitely talk to a mortgage broker.

While I am sure that you will be very sad to leave this place - it might be exciting to have something that is actually yours, in whatever form it comes in.

I know how hard it is to walk away from a place that you have invested so much time, money and TLC into. Most of it you can take with you -as a cherished memory, or as an replanted garden.

But just think - you may get an owner that actually will repair for you, or better yet it might be you as the owner!

The mobile is only worth the land it is on...dirt is expensive, the mobile is worth ..what it's worth.
And to shop a motgage..not going to vary all that much, you're monthly payment will be about the same. Don't forget to ask them about all the purchasing fees and lawyer/notary expenses/property purchase tax etc....YOU HAVE TO KNOW EXACTLY how much everything will cost. They charge you for copying paper...

I realize a mobile is only worth its weight in wood and metal....
I'm just weighing options

When I find out how much I am worth it will make it easier to shop.
I'm not worth all that much. I'll be lucky to get a 2 bdrm apartment I;'m sure!~

You can still have new things in your garden as long as they are things you can take with you if you need to.

well....it's mine and it's in Deroche. But I have to sell. 1049sft. $135,000. You are allowed 1 cat and 1 dog. Family oriented and well maintaned park. It's about 10 mins out of Mission, but it's a gorgeous drive (eagles and mountains) with little to no traffic. :)

It really is crazy out there these days!!! Especially for a first time buyer!! Hubby and I were approved for $268,000... and in the lower mainland couldn't even find a nice townhouse for that!!! I know all the advantages of owning but we opted to continue renting after my girlfriends roof leaked.... my other girlfriends furnace went and basement flooded... it's nice to have a landlord to call instead of shoveling that money out of your own pocket!! Also once you add taxes and condo fees (for townhouse or condo) it really adds up! :) Good luck!

don't let people scare you out of things. the first bank i talked to. the guy tried to scare me out of buying my own place. at least thats how it seemed. so i saw a different bank and now look at me. i'm moving in june.

i was approved for 192ish

I just need to know EXACTLY waht it will cost me every month like Bert said.
At 268 there are townhouses available right now in clearbrook for 186. My mortgage would still be too high to afford that unfortuantly.
192 is nothing to sneer at either. I am so excited for you James!!!

As long as I can afford the monthly "rent" I will be happy.
I'm only gauranteed 1500 a month.
Really I am not picky at this point. If its mine I can do what I want with it to make it pretty.
A can of cheap WAl-mart paint goes a long way.
Of course...a yard would be nice so I can garden as its my only passion. 3 bedrooms are better than 2 space wise. and 2 bathrooms jsut makes me happy.
Of course resale is huge on my mind as well.

What perks do you get as a first-time buyer??

and close to work in case I have a car issue....

like the same town I mean.
at least I can take a cab if I need to
