House For Sale

So all we have left to do is the ceilings.  Oh and some baseboards here and there
Everything is painted!  YaY!
Had my Real Estate agent over yesterday to see what we had done and get her take on things.  She wants to list by the end of the month.
ok.
What if it actually sells?  We are not in a position to buy.  Yet if we don't try to sell now, pad rent just keeps going up, we are at more of a risk of not getting what I want for this place.  This place is the equity I need for a down payment on a house.
Yet if we sell, we have to be out.  The new owners would want to live here I am sure.  Where will we go.  Man keeps saying we will rent.  Great.  Finding a place to rent with 2 cats and 3 people is gonna be harder than he thinks.  Then what about the playhouse?  We don't want to leave it here.  He worked so hard on it.  it's Charley's.  Where do you keep a playhouse for a year?
Maybe we need to wait to list - I don't know

Ah yes, your life feels suddenly so familiar =P and I have to agree with the rental concerns. Having multiple pets too my options for rentals were super limited (although this might be THIS area?? I dunno...) EXCELLENT focus on getting the place upgraded and saleable. 100% thumbs up!! I think the transition from old place to new place can be worked out at the point of the offer... you can negotiate your closing date/ possession with the purchaser... prob a good idea to start researching on the mls.ca what your future home might be. Get educated on where your dollar will go/ what you want or could buy. Explore all the options though!! They've so tightened the lending rules in the last couple yrs that you may have to look at properties that are in your moderate to low range like we did. How exciting for you though!!!!!

yes it is!
problem at hand is that, husband owes a great deal of money, so we can't get a mortgage for another year.
Shouldn't say we 'can't' we have been pre-approved for 220. That gets us ......... not a house. Not even a decent townhouse. So we have to wait till next spring when we could get 375 - but if we wait till next year, the pad rent will be that much higher and I cant afford to lose more on the house because of that. We already lost half our market when the made the park 55+ last year
